Know what is covered before the contract begins.
System maintenance requirements
Discuss AC, ventilation and filtration systems and electrical fittings and fixtures maintenance. The covered equipment, relevant tasks and access requirements are specified in the agreed package.
Other technical service needs
List any painting, tiling, carpentry, wood flooring, false ceiling or light partition needs. Their inclusion or separate quotation must be agreed; a contract does not automatically include every service.
Intervals and arrangements
Agree service intervals and how access will be arranged for the covered property. Requests involving building-managed systems need clear responsibility and access information.
Terms and exclusions
Confirm material and replacement-part treatment, exclusions and the process for additional work. Existing faults and work beyond the package should be identified explicitly.

Does an AMC include all repairs and replacement parts?
Repair coverage, materials and replacement parts are defined in the contract, together with exclusions and arrangements for additional work.
How often will maintenance take place?
Service intervals are agreed after reviewing the property and covered items. The visit schedule is set out in the agreed package.
What if equipment already has a fault?
Describe it when enquiring. Existing faults need assessment, and their treatment must be agreed before the package begins.
